Residential Home Inspections
Here is what you can expect when a
Inspector does a Residential home inspection.
- It is a visual inspection – a snapshot in time – of the home at its current state & condition.
- What we find here today, may change tomorrow. There is no perfectly built home. Every home has some issues.
- Structural and mechanical are the key components that make up a home.
- We do make comments on cosmetics but they are superficial.
- We cannot move furniture around or break into walls and we may not find all hidden defects but we are trained to find signs of problems.
- The inspection process will follow a comprehensive Standards of Practice, which is included in the report book.
- While a Home Inspection can greatly reduce the risk of purchasing a home, it cannot eliminate it.
- In the inspection we will be inspecting; roofing, exterior, structure, insulation/ventilation, electrical, heating/cooling, plumbing and interior.
- Home inspection will typically take 3-4 hours, based on the average 1,200 to 2,000 sqft home.
- The inspection report will include a summary with a maintenance and budgeting program.
- All report booklets will be done by hand immediately following inspection, and will be replicated electronically with photos within twenty-four hours.
- The inspection is not an insurance policy, warranty, or a guarantee of any kind on the current or future performance of the house or any of its components.
- Any questions your client may have during the inspection, he/she can feel free to stop me at any time for an explanation.
After the inspection is complete and the client has any questions about what is in the report or if there is anything that they do not agree with or they feel that I missed something, they can call
. We will get together and we’ll explain, or change the report. I strongly encourage the potential new home owner(s) ta be present during the inspection.
